Modular Building Easier to Remodel and Reuse

Modular construction is a build-process that allows an entire structure to be built and substantially completed away from the project site in the controlled environment of a manufacturing plant location. It is created in large three-dimensional sub-assemblies, (also referred to as modules) that are moved onto the project site where they are set on foundations, and structurally, mechanically, electrically and architecturally connected to form a complete, permanent building.

It is important to understand this method of off-site construction in order to grasp the relative ease with which a building can be completely reused (95 – 100%) by simply reversing the process through which it was installed at the site. The building will virtually come apart in the same sub-assemblies that created it. The amount of disposed material or salvage is negligible compared to a conventionally built structure that is deconstructed on a site. 

Implementing this methodology means a building does not have to be abandoned or demolished while yet another is newly constructed elsewhere. Designing Out Waste Using Modular Construction

With the momentum of various green rating programs and standards, there has been a great deal of discussion regarding minimizing the amount of construction waste sent to the landfills. The impact of construction and demolition debris (C&D) on the environment is staggering. A recent Environmental Protection Agency (EPA) report estimated that more than 135 million tons of debris from construction sites is brought to landfills every year, making it the single largest source in the waste stream.


A recent white paper by MBI on how modular construction dovetails into the LEED rating system states that one of the great economies of modular construction is the ability to assemble repetitive units in controlled conditions. Another is to minimize material waste associated with conventional construction due to weather intrusion and construction site theft. Whole modular units – largely finished prior to arriving at the construction site – can significantly limit construction waste generated at the site and contribute directly to construction site waste management. New Birch Paneling Option for Modular Buildings

This new option is a birch wood finish that gives the warmth of wood without the look of old fashioned wood paneling. The interior wall board has a wood veneer finish in birch and create an open and light interior. The final finish can be customer made to your preference including low and high gloss.
